We have usually done NO inspection. We are happy to accept all type of loans (FHA, VA etc) if the property conditions warrant, but keep in mind the seller will not usually do any repairs to get the property past the appraisal. Please have a good idea that it will pass FHA appraisal before submitting an FHA offer.

In the case of ALL Freddie Mac properties and some properties form other sellers, the seller will NOT pay any transfer tax and/or fee. Please advise your client of this up front. Usually, the seller will pay title and escrow if your client chooses to use the seller’s escrow and Title Company.

Please e-mail offers to Offers@Ankoa.com with the property address in the subject. MUST include a pre approval from the loan agent listed on the MLS if one is listed.

Fill out the Offer information page  completely before sending offer. Please include dollar amounts in the area for transfer fees if they are being requested.

-          OFFER INSTRUCTIONS (Follow in Details)

o   A cover sheet is required for all offers. This should recap the purchase price, any requests (and the dollars amounts) for seller contributions on ANYTHING (closing costs, warranty, transfer fee's etc), the name phone , fax and e-mail for both Realtor and loan agent, buyers name, address and phone (this is required by some sellers). Please inform your buyer that any counter will be verbal and will be adjusted on the addendum A and/or a counter before ratification, but not before a price is agreed upon.

ALL OFFERS MUST BE EMAILED (NO FAXES)

o   ALL OFFERS SHOULD BE TYPED or very clearly written

o   CAR Residential Purchase Agreement 


1.    SELLER will not pay for Inspections

2.    SELLER will not pay for repairs

3.    SELLER will pay for Title (NOT escrow) if company suggested by seller is used

4.    SELLER might not pay for home warranty

5.    SELLER might not pay any transfer taxes (Freddie Mac-never,) Please advise clients not to expect transfer fee to be paid as some addendum A contracts are not clear.

6. Seller may not pay for escrow fee's, regardless of customary.


Contract should state that this is an “AS IS” sale. This is also where any seller credit to bcc would be requested.

§   Expiration date MUST BE at least 8 days from the day the offer is submitted

o   IF FINANCING: Copy of Pre-Approval Letter from a respected Lender & Proof of Funds to close the transaction

o   IF ALL CASH: Proof of Funds to close the transaction MUST be included
